What time is check-in?
You are most welcome to arrive as early as they like – making the most of your stay. (Ideally though not before 11am, as we will most likely be busy with cleaning).
What time is check-out?
All guests are kindly asked to vacate their rooms between 10.30am and 11am.
This will allow us time to clean and disinfect the rooms and facilities properly for the next guests.
Please ensure that you have all of your belongings when you depart.
If you are staying in Lymington after checking out and you wish to leave your luggage here for later collection, just let us know. We will give you a spare set of keys, and you can collect your luggage at your convenience.
Please remember to hand in your room keys on departure!
What time is breakfast served?
Breakfast is served in the farmhouse kitchen of Britannia House.
With respect to the new safety measures and distancing guidelines, we have re-designed the breakfast operation. There will be two sittings – the first from 8am to 9am, and the second from 9am until 10am. In that way, guests will have enough safety space.
Please arrange your preferred time with us the day before.
The shared buffet is no longer available. Instead, juice, water, cereals, yoghurt and fruit will be served to you directly.
The full English breakfast will be cooked fresh to orders, as always.
If you have any dietary requirements, please let me know before hand and we will do our best to ensure your requirements are met.
Can I make changes to, or cancel my booking?
We reserve the right to charge the 50% of total amount of the stay, if bookings are altered or cancelled within 4 weeks and the full amount, if altered or cancelled within 2 weeks of the actual stay.
In the event of unforeseen and unpredictable situations, like national or regional lockdowns imposed by the Government, all monies applicable or paid will be carried forward in full until a stay in future is possible.
In the event of a no show, the full cost of the booking is charged.
Is there available parking?
Limited parking is available on site and is free of charge. On street parking is available and is free of charge. Parking is available nearby for a small daily charge.
Is a deposit payable for bookings?
A non-refundable administration fee of £40 per room is applicable. A valid credit card is required to guarantee the booking.
However, due to the uncertainties caused by the pandemic in 2020, I have adapted the above in the way that – in the case of a cancellation - all deposits will be carried forward in full towards a stay at another time.
What food and beverages are available?
Britannia House is most ideally located within the town centre with all pubs, restaurants and eating outlets. Take-away food, e.g curries, fish’n’chips and pizzas, on the premise is sadly not permitted.
Please be aware that a substantial service charge for cleaning stains caused by food or drinks brought in will be made.
Additionally, Tea and Coffee facilities are provided in the room for your convenience.
Are there ironing facilities?
There is an iron and an ironing board available - please ask.
Is any reading material available?
There is a wide range of historic books, walking guides and local maps in the first floor guest lounge in the historic building.
Hand Sanitiser will be upstairs in the guest lounge for you to be able to disinfect your hands before touching a book.
Additionally, a copy of The Times is provided daily and to be found in the kitchen.
What payment methods do you accept?
Cheques and credit/debit cards accepted. Payments by Visa Debit/Delta, Visa Credit, Maestro/Switch, Mastercard incur a charge of 2%. Payments in cash receive a 2% discount.
Is smoking permitted?
Both buildings of Britannia Guest House are strictly non-smoking establishments and we kindly ask guests – who wish to do so – to smoke outside in the courtyard or/and street. We reserve the right to charge for costs associated with guests’ behaviour who do not respect our policy and legal legislation.
Are pets allowed?
We sadly do not accept pets on the premises.
Do you have any special offers?
Various offers and discounts are available throughout the year, e.g. loyalty returns, late bookings, midweek, low season or/and long stays.
For example, this year I am giving a 3-4-2 offer to all our guests who had to cancel their stay due to the pandemic and who have rebooked within 2020 - A simple thank-you.
So it is always worth asking, esp. if you plan to stay longer.
Any discounts can only be given for direct-call bookings. Not all offers are bookable online.
What is the minimum duration of stay?
Generally a minimum stay of 2 nights at weekends and also during the high season is kindly requested.
At Easter, Christmas and Bank Holiday weekends we kindly request a minimum stay of 3 nights - unless the booking pattern allows differently.
However, it is always worth enquiring with us directly, if you have another length of stay in mind.
Are children permitted to stay?
Generally children over 8 are welcome by prior arrangement.

We highly recommend you take out holiday insuranc
Can I take any items from the room?
You are most welcome to take items you like from the room. (But please note that a charge for that will be made.) Alternatively, if you wish to purchase any item, just let us know.
